Night AC replacement in Dubai creates a coordination problem that is easy to underestimate: the building team, crane supplier, delivery driver and traffic crew must all be ready within the same working window. Reduced daytime disruption does not mean a night operation is automatically permitted. Where equipment or controls occupy the public right of way, confirm the applicable RTA permit scope and approved traffic arrangement before mobilisation.

Build the programme around readiness checks

Start with the earliest road occupation activity, not the first lift. Record when traffic controls are installed, when the crane arrives, when the replacement unit reaches the unloading point and when the old unit leaves. Include removal of equipment and restoration of access. Agree a decision point before mobilisation so an unavailable unit, closed gate or incomplete building shutdown does not leave a crane waiting in an unplanned public location.

Separate building readiness from road readiness

The building team should confirm roof access, isolation responsibilities, resident or tenant communication and the intended equipment route. The lifting team determines the lift method and technical limits. The traffic team coordinates the public-facing arrangement against approved drawings. Assign a named contact to each interface and record which readiness evidence is still outstanding. A road occupation permit does not replace the lifting team’s technical checks.

Check lighting and access together

Review temporary lighting with the people responsible for the lift and traffic controls. Illumination must support the task without obscuring signs or creating an avoidable glare problem for approaching drivers. Walk the pedestrian route and identify building entrances, emergency access and late deliveries. If the existing approved arrangement cannot accommodate an access need, resolve the conflict through the responsible team before setting up an alternative on site.

Use a simple go/no-go record

Prepare a short record covering the approved drawing revision, permit dates and conditions, equipment arrival confirmation, responsible contacts, remaining access arrangements and planned handback. Record the action owner for every incomplete item. This is an internal coordination aid, not a substitute for the authority’s conditions. If the planned window changes, confirm the appropriate amendment or renewal process before proceeding.

What to send HMJ

Share the location pin, current frontage photographs, proposed night window, unit delivery details, crane layout and building access restrictions. HMJ can review the traffic diversion and permit coordination scope with your team. Night working hours and acceptance depend on the location and competent authorities; this guide does not prescribe a standard Dubai-wide night window.
