Entrance canopies create a different access problem from an open building facade. When planning ROWPS Permits for Building Cleaning & Maintenance Works, identify how the cleaning method affects people entering the building and the public area beyond its boundary.
Map the canopy and the entrances below it
Use a current layout and dated photographs to identify the canopy edges, building doors, public footpath and proposed equipment location. Ask the maintenance specialist to define the working area and protection requirements. Do not infer structural capacity, suitable access equipment or safe working distances from the appearance of the canopy.
Record which entrance is normally used by residents, customers, deliveries and people requiring accessible entry. A side door should not be assumed to provide a suitable alternative simply because it appears on a plan.
Separate building access from public access
Building management can confirm arrangements within the property, while public-space occupation requires review through the applicable authority process. The two decisions should be coordinated. A building notice announcing a temporary entrance change is not evidence that the associated footpath arrangement has been authorised.
- Identify each entrance affected by the cleaning sequence.
- Record the proposed work period and equipment setup stages.
- Obtain specialist requirements for the ground-level interface.
- Confirm who reviews public pedestrian arrangements.
Check the route at each stage
The equipment may move from one side of the canopy to another while the entrance remains in use. Compare setup, cleaning and recovery stages rather than showing only a single final equipment position. If a proposed route changes, refer it back to the responsible reviewer before implementing the change.
Include hose or supply connections in the layout. A route beneath the canopy can still extend across a public footpath even when the main equipment is within private land.
Prepare a coordinated enquiry
Send HMJ the entrance layout, current photographs and specialist’s method inputs. Review our building cleaning permit guide and water hose route guide. HMJ can scope traffic-planning support around the confirmed public interface; maintenance engineering and authority approval remain separate responsibilities.
